Enforcement of Auto-mutation policy is a Revolutionary change brought down by the state government.
A tremendous results could be seen soon after the enforcement of this policy. This showcases the efforts and the bold decisions taken by the government of Andhra Pradesh to change the land ownership rights in the name of the Buyer after the successful accomplishment of sales registration.
Prior the Buyers inherited by component solution for those who inherits the land, (whose documents were recorded by the revenue) had to turn around the authorities for registration of their names under land experience and ownership documents 1(b).

If someone buys and registers the land, is the seller a real claimant or someone else fraudulently registering their property ? The government has decided to investigate whether there are any other rights to the property and change the name of the property buyer if all is in order. If the authorities do not complete the process within the deadline of one month, imposed by the government. This is called Auto-mutation.
Deemed mutation is, when the mutation is completed in the name of the purchaser considering whether the Tehsildar has agreed or not !!!
It is the policy of the Government of India to ammend the records and Revenue officers as per the registration details.
Registration of the immovables in various forms are usually done at the Sub-Registrar’s office.
Take a look at all the certificates ( Aadhar card, Web-land data ) of those who came for property registration and see that they are being sold by the rightful claimants.
The Sub-Registrar will complete the registration process only after confirmation. If any thing is suspected it will be put on hold.
As soon as the registration is done, the property owner removes the seller’s name in the column and enters the name of the buyer.
Tahsildar SRO ( Sub Registrar Office ) changes will appear as soon as you open the login.
As soon as they are tentatively approved, The property sale registration invites objections, form-8 will be issued and this should be displayed in the village secretariat.
The deadline for submission of objections is 15 days. During this time the secretariat (Surveyor) inspects the land ( and pays the fee to ) sub divided those who paid the fee, finalized the boundaries and the Zonal Surveyor ( In short this report shall be sent to the Zonal Surveyor login )
The Zonal surveyor will take a look and approve. If there are no objections within 15 days VRO, RI will send the same to the Tahsildar login. The revenue records will also be changed once approved by the tahsildar. Form-14 is issued approving the mutation. Buyer who are the new owner after the completion of the mutation in Web-land from your land Web Portal, can download the e-pass book and e-title deed.
In order to control irregularities and in the whole process, the government illegalities has implemented a system of sending SMS to property owners and Buyers at every stage.
